Maritime Plaza,
as indicated by the adjacent aerial photo, is a 12-acre site ideally
located at the East End of the Washington, D.C. Naval Yard. Maritime
Plaza has ten-minute walking access to Building 197 on the Navy
Yard. The site is in the heart of a superb network of transportation
arteries including I-395 (6th/7th Street exit),
I-295 (11th Street Bridge exit), M Street and South Capitol
Street.
As the Washington Navy Yard submarket grows, Maritime
Plaza (Phase I-IV and the on-site hotel) will become the preeminent
site for defense contractors who need to co-locate with NAVSEA.
Other ongoing activity in the submarket includes:
The M Street Beautification Program - The
D.C. Government has completed a ten million dollars restoration
and beautification project of M Street in addition to a large percentage
of the side streets. These improvements have been extended past the
11th Street Bridge in front of Maritime Plaza.
Marine Corps Barracks - The Marine Corps has purchased
a former housing project adjacent to I-395 near the 6th
Street / 7th Street exit. The Marine Corps is
converting
these abandoned buildings into barracks for enlisted Marines.
Southeast Federal Center - Approximately 65 acres of federally
owned land adjacent (west) to the Navy Yard. Southeast Federal Center,
once part of the Navy Yard, will become a mixed-use project including
one or more large federal agencies and museums. The Department of
Transportation has signed a lease for 1.2 million square feet that
will deliver in 2006. The department of
transportation recently announced that it will be relocating 1.35
million square feet of office space from southcast federal center in
several years.
- Up to 800,000 S.F. of office space in 4-5 phases
- Shuttle to Metro and the Navy Yard
- A 250 room on-site hotel is possible
