Lincoln Property Company’s latest development in Austin is one of the most ambitious—and grandest—mixed-used projects in the state’s history. Development of the 74-story Waterline tower is currently underway in downtown Austin. With a planned height of 1,022 feet, the Waterline will offer sweeping views of Waller Creek, Lady Bird Lake and downtown Austin. Upon completion in 2026, the Waterline will be the tallest tower in the state of Texas.

The 1.5 million-square-foot Waterline features three distinctive strata that separate the development’s amenity-rich office space, exquisite residential units, and the sustainable luxury experiences of the 1 Hotel. The project will include 24,000 square feet of ground-floor dining and retail space; a 13-floor, 251-key hotel operated by 1 Hotels; 703,000 square feet of Class-AA office space across 27 floors; and 52,000 square feet of indoor and outdoor amenities. The top 33 stories will house a 352-unit luxury residential segment with dedicated indoor and outdoor amenities and spectacular views in all directions.

The striking high-rise will hover above Waller Creek and Lady Bird Lake on a site spanning more than 3 acres. The addition of new pedestrian bridges will serve as a new pathway from Austin’s central business district to its bustling Rainey Street Historic District. Additionally, Lincoln’s development team is working alongside the Waterloo Greenway to revitalize this portion of Waller Creek.
